Q: Can credit bureaus report late payments after a sheriff sale?
I had a foreclosure back in 1/07. My credit report shows the foreclosure; however, is reporting late payment after the sheriff sale. It shows the final date of 11/07. Is there anything I can do?
A: The sheriff sale is all about ownership of the property.
It has little to do with the debt.
Unless the proceeds of the sheriff sale were enough to pay off the mortgage in full with every fee they tack on in addition, you're still late.
Obviously the outstanding balance on the loan is lower, but it is still an outstanding debt.
Probably an exception is if your state does not allow for deficiency balances or if the judge ruled that they did not deserve one.
Q: What is the best credit report/monitoring website?
I plan on disputing items on my credit report. I have already ordered my FREE annual credit report but need something that will monitor upcoming "frequent changes". I know it wont be free but which one, should I get since I'll be watching all 3 major credit bureaus?

A: For monitoring of the most frequent changes you'll definitely need something that is top of the line. There is so many garbage sites out there that don't seem to do anything.

Q: What does the credit to debt ratio on your credit report mean?
I have 100% credit and 0% debt on my credit report. What does this mean? Im young 21 and im just really starting to really look at this stuff. And I really have no idea what all this means.
A: Debt Used divided by Available Credit = Debt Load
Example:
$2,500 of debt charged to a credit card
with a limit of $5,000
$2,500/$5,000 = a debt to credit ratio of 50%
$10,000 of credit card debt with total available limits of $10,000 (means you are maxed out on all your cards!)
= $10,000/$10,000 = 100% debt to credit ratio
If you have 0 debt then your debt to available credit ratio is excellent.
Q: How do I remedy a Credit Report debt supposed to have been assigned to my X Husband?
My X-Husband and I got a divorce, with it papers that stated as a contract that he would be taking two debts he incurred while we were married but these debts still show up on my credit report. Is there any way to stop these debts from being reflected on my credit as it was agreed via the divorce they were his responcibility?

All they need to see is anything that is derogatory such as collections, charged off debts and any judgments. If you have none on your report, then you should have no problem.
It is their way of making sure they will not get stiffed for any rent. But even those with stellar reports have been known to fall behind and skip out, so why they really need one is for their own peace of mind.

Q: What happens to your credit report after filling bankruptcy?
Does all the bad credit listed on your report just get wiped out? Is there a bankruptcy listed on it?
I heard you can get credit very easily after filing bankruptcy as you cannot file bankruptcy for 7 years. Is that true? I heard its easy to rebuild your credit after.
A: The bankruptcy will be listed on your credit report under the Public Records Section.
Your credit report is your history so the items will remain on your credit report for the time allowed per the Fair Credit Reporting Act. However, they will be noted that the debt was "Included in bankruptcy" with the amount owed shown as 0 because you are no longer legally responsible for it. If after you have the BK discharged and these show any amount owed or that it was not included you need to send in a dispute and have it corrected. But you can not have it removed.
It is fairly easy to get credit afterwards. In fact don't be surprised to receive a ton of credit card and auto loan offers after you file. But these offers will be from Sub-Prime lenders. As a result you will not get the best rates, but high rates and fees. As a safe estimate you can expect an interest rate of about double of what you could get with decent credit. So for example if a person with decent credit could get approved for a car loan at 8% interest rate, that same bank may give you a 16% interest rate after your BK.
